Refurbishing a Devon Country House into an income producing holiday let
Nestled amid the stunning rolling hills of South Hams and the Start Point peninsula, Lamacraft House has recently undergone an extensive full refurbishment to restore it to its former glory. Originally a B&B in the 70s and 80s and later a private residence, the property had significantly deteriorated over the years. Our clients sought to transform it into a luxurious holiday let, designed to comfortably accommodate up to 10 guests.
We meticulously created a welcoming retreat at Lamacraft House, designed for larger groups and multigenerational families. Our approach ensured ample communal areas for family gatherings while incorporating quieter, private spaces like reading nooks for relaxation.
We had such a wonderful holiday here. Lamcraft House is beautiful and comfortable the views are extraordinary it was a really luxury stay, we felt spoilt.
Strategic enhancements were made to maximise the property's stunning views and spacious rooms. We introduced a modern open-plan kitchen featuring an expansive island and breakfast bar seating, alongside a large dining area—essential for a house that accommodates ten guests.
Adjacent to the gorgeous fireplace, with views of the sea, we placed a large family table that creates a warm, cosy space for entertaining and communal dining. We kept and redisplayed the house's wonderful collection of old books, keeping them in their original bookcases in the dining area.
The living spaces were carefully designed to cater to all ages and interests, offering a variety of entertainment options. From a card table set by the window and a PlayStation in the lounge to a 7ft slate bed pool table and a redesigned cosy sunroom, there's somewhere for everyone. Outside, the Hydropool hot tub was set in the space where the old oil tank was providing a perfect spot for relaxation and star gazing!
For practicality and style, Karndean flooring was installed alongside stone floors featuring underfloor heating—ideal for comfort during the cooler months and perfect for guests with pets. The bespoke kitchen was meticulously designed to cater to multifamily living, including a large double fridge freezer and a secondary under-counter fridge for extra supplies and catering needs.
Upstairs
Upstairs, we redesigned and interior designed five luxurious bedrooms—some with en suites—and a family bathroom. To meet letting standards, the previously open stair treads were filled in and we added wrought iron spindles, a new oak handrail plus a full new balustrade on the landing, adding both character and charm to the house.
The dark, panelled wood upstairs was painted to give it a modern feel while retaining the original panelling, giving a lovely feeling of old and new. We also carefully placed the artwork around the house including a gorgeous old picture of the house that gave us inspiration for the wrought iron gate!
Luxurious superking beds some with zip and link features were installed, along with bespoke curtains and blinds, each themed to reflect the house’s rich history and its stunning garden surroundings. In a nod to the property’s past, we restored an old wrought iron gate depicted in a historical painting of the house, replacing a dilapidated wooden gate to enhance both security and aesthetics.
The results
This luxury refurbishment has significantly enhanced the property's appeal in the holiday rental market, enabling our clients to attract discerning guests and move into the luxury holiday market. We’re delighted that Lamacraft House was accepted for a Coolstays listing and has already seen an increase in bookings. Fully booked for summer for 2024 despite only launching in March just after completion.
